1. Acceptance of Terms

By accessing or using the PropGB Chrome Extensions ("the Extensions"), you agree to be bound by these Terms & Conditions ("Terms"). If you do not agree, do not use the Extensions.

These Terms apply to all users of the Extensions, including both free and paid subscribers.

2. Service Description

The Extensions provide:

Tenant Rent Checker UK: Rental estimates and area intelligence for UK properties listed on property portals.
My Home Worth UK: Property valuation estimates using Land Registry comparable data.

All estimates are for informational purposes only and do not constitute professional valuation, legal, or financial advice.

3. Account Registration (Google OAuth)

You must sign in using your Google account to access the Extensions. You agree to:

Provide accurate account information
Not share your session or impersonate another user
Keep your Google account credentials secure
Notify us immediately of any unauthorised use

4. User Obligations

You agree not to:

Use the Extensions for any unlawful purpose
Submit false or misleading property data
Attempt to bypass rate limits, authentication, or subscription restrictions
Scrape, reverse-engineer, or repurpose the service or its data for competing products
Interfere with the proper operation of the Extensions or VPS backend

5. Intellectual Property

All rights, title, and interest in the Extensions, including but not limited to the code, design, algorithms, reports, and data compilations, are owned by Kokal Properties Ltd. You are granted a non-exclusive, non-transferable licence to use the Extensions in accordance with these Terms.

6. Subscription & Payments

6.1 Free Tier

Free users receive up to 2 analyses per day. Additional usage requires a paid subscription.

6.2 Paid Subscriptions

Paid features are accessible via subscription. Pricing, billing, and payment processing is handled by our payment provider. Subscriptions auto-renew unless cancelled. Refund policy: 14-day money-back guarantee on first subscription.

6.3 Premium Add-ons

Certain features (e.g. Deal Finder) may be offered as premium add-ons on top of a paid subscription.

7. Mailing List & Communications

By accepting these Terms, you consent to being added to our mailing list. You may receive periodic emails regarding:

Market updates and property insights
New features and service improvements
Property deals and opportunities

You can unsubscribe at any time using the link in every email. Unsubscribing does not affect your access to the Extensions.

8. Disclaimer of Warranties

The Extensions are provided "as is" and "as available" without warranty of any kind, express or implied. We do not guarantee:

That rental or valuation estimates are accurate — they are data-driven estimates only
Uninterrupted or error-free operation
That the service will meet your specific requirements

9. Limitation of Liability

To the maximum extent permitted by law, Kokal Properties Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Extensions. Our total liability shall not exceed the amount you paid for the service in the preceding 12 months.

Important: Rental estimates and property valuations are computer-generated estimates based on publicly available data. They are not professional appraisals. Always verify with a qualified surveyor or letting agent before making property decisions.

10. Data Usage & Privacy

Your use of the Extensions is governed by our Privacy Policy. By accepting these Terms, you also confirm you have read and agree to the Privacy Policy.

11. Termination

We reserve the right to suspend or terminate your access to the Extensions at any time, without notice, if you violate these Terms. Upon termination, your right to use the Extensions ceases immediately.

12. Changes to Terms

We may update these Terms from time to time. Material changes will be notified via the Extension's onboarding screen or by email. Continued use after changes constitutes acceptance of the updated Terms.

13. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be resolved in the courts of England and Wales.
